December 2021 — May 2022
PHASE 1: Pre-construction Planning & Design $ 600,000 ($500,000 raised to date)
- Clean up, lead & asbestos testing, and abatement
- Comprehensive site, interior, and exterior design plans
- Contract with project manager, construction team, professional trades
- Obtain city approvals and permits
- Install security systems
June 2022 – December 2022
PHASE 2: Complete Renovation | $ 1,200,000
- Replace roof, new HVAC, electrical, IT, and plumbing system upgrades
- Construct offices and shared spaces
- New interior finishes & lighting (floor, walls, ceiling)
- Renovate exterior elevation, upgrade windows
- Occupancy permits & move-in
January 2023 – May 2023
PHASE 3: Complete Interior and Exterior Finishes | $ 400,000
- Upgrade interior furniture & fixtures
- Office equipment and appliances
- Exterior landscaping
- Improve existing parking lot, security & lighting
- Signage
June 2023 — May 2028
Phase 4: Pay Off Building Mortgage | $ 1,300,000
